Position Overview
SUMMARY (Basic Purpose of the Job)
Successfully implements each specified project to a contract and delivers on-time and within budget. Manages and coordinates responsibilities to ensure that all work meets client's requirements and are carried out to statutory requirements, taking project from inception through to completion and managing all third parties involved. Facilitates project development, implementation and contractors and vendors. Develops, maintains and applies standardized criteria for space requirements, furniture/fixtures/equipment and various finishes. Negotiates price and availability of products and services. Coordinates activities/projects of tenant/landlord relations.
ESSENTIAL FUNCTIONS
- Develops scope of work and space planning for proposed projects. Develops estimates and budgets for review with department Sr. Manager and Director and other staff members and stake holders.
- Completes and excercises discretion and judgement when reviewing and evaluating project components with end-users, contractors and other design professionals and prepares recommendations based upon information gathered.
- Develops and coordinates the staging of projects, as well as schedule for relocation of staff, furniture and equipment. Supervises the implementation of projects specifications to include monitoring schedules and performance of work to ensure activities are performed in a proper, effective and efficient manner.
- Prepares end of project reports for evaluation of budget and schedule timely and accurately.
- Researches and revises criteria based on experience, professional standards and needs of users. Develops specifications for the evaluation, selection, purchase and installation of furniture and finishes.
- Prepares timely requests for proposals, job estimates and purchase orders. Makes appropriate recommendations for vendors/contractors to use.
- Places timely orders with vendors, suppliers and contractors using best method of communications. Reviews accurately invoices for proper charges and resolves invoice discrepancies timely with CH accounts payable.
- When appropriate, assesses potential properties for most appropriate use and viability to determine any outlying construction issues and risks
- Coordinates efficiently work order requests with maintenance departments or vendors to respond to requests from end-users and/or tenants.
MINIMUM REQUIREMENTS
- Education: Associate's degree with two years construction/Renovation project development, estimating and management experience.
- Experience: In lieu of degree, three years construction/Renovation project development, estimating and management experience.
- Other Credentials: Drivers License
- Knowledge and Skills: Possesses excellent organizational, interpersonal, conflict resolution, and verbal and written communication skills. Ability to work with schematic drawings and designs.
- Special Training: Working knowledge of computer spreadsheet, word processing, data entry applications and standard office tools.
- Mental, Behavioral and Emotional Abilities: Ability to effectively manage multiple projects simultaneously and ability to respond quickly in a fast paced environment.
