Position Summary
The Operations & Facilities Management Department at WashU Medicine is committed to delivering a comprehensive range of services to support the medical campus.
We oversee maintenance and operations for 65 buildings, covering more than 11.1 million gross square feet of space. This includes the 11-story, 609,000-square-foot neuroscience research building, which houses one of the world’s highest concentrations of neuroscientists. Our responsibilities include operational and administrative support, strategic planning, and project management.
Furthermore, as the School of Medicine continues to expand its presence both on and off campus in areas such as teaching, clinical care, and research, our team remains instrumental in ensuring the seamless delivery of clinical care, advancing research initiatives, and facilitating educational endeavors.
Performs repairs and preventive maintenance on all custodial equipment, including vacuum cleaners, commercial scrubbers, and other related items. Tracks the life cycle of equipment. Provides training on equipment. Recommends new equipment. Schedules maintenance and does periodic inspections of equipment. Conducts training on operating and maintaining custodial equipment for custodial staff. Develops operating and maintains process sheets for custodial staff to use.
Makes routine decisions, including addressing downtime situations with equipment, and requires quick judgment as to the direction and depth of repairs that ultimately lead to the acceptance or rejection of products per quality standards. Discusses with the Supply Room on the need to stock parts and with the Custodial Supervisors to improve the effectiveness of repair plans.
Serves as the equipment representative in bi-weekly meetings, will give the Custodial Supervisors direction in how equipment is maintained and operated. Maintains the equipment in a safe manner by following safety rules and procedures, and addresses safety hazards as they arise in the production and maintenance shop areas.
Job Description
Primary Duties & Responsibilities:
Develops and maintains a Computerized Maintenance Management System for custodial equipment.
- Checks for spare parts as needed.
- Updates any incorrect equipment information.
Performs Preventive Maintenance (PM) for custodial equipment.
- Completes Preventive Maintenance work orders prior to the completion due date.
- Periodically reviews PM frequency and adequacy.
- Reviews equipment maintenance work instructions and modifies as needed.
- Develops standards for performing work.
- Reviews PM findings to determine trends and what can be implemented to prevent recurrence.
- Notifies supervisor of any PM inadequacies or parts shortages.
- Completes preventive maintenance with no negative impact on services.
- Performs component rebuilds as time allows.
Performs Corrective Maintenance for custodial equipment.
- Follows proper procedures and techniques.
- Determines what tools are needed to effectively complete work orders.
- Works with the Supervisors to ensure the job is planned in the most efficient manner.
- Works with Supervisors and the custodians to develop a process to eliminate repetitive breakdowns.
- Determines if the corrective maintenance job is of a repetitive nature. If so, develop a PM to prevent recurrence.
- Responds promptly to line calls for machine repairs and adjustments.
- Maintains custodial equipment to ensure it operates within required specifications.
Predictive Maintenance.
- Works with CMMS to identify and implement alternative methods for determining when maintenance must be executed versus on a predetermined schedule.
- Supports the predictive maintenance program. Works on the areas assigned by your supervisor.
Miscellaneous.
- Assembles or modifies equipment as warranted.
- Researches new equipment to improve efficiency. Assists with cost-benefit analysis. Installs and sets up new equipment.
- Relocates machinery for specialty jobs.
- Coordinates activities with Facilities Maintenance as required.
- Supports safety activities, including safety audits, and adheres to the proper use of personal protective equipment.
- Interfaces with the Supply Room. Informs the Storeroom Coordinator if a part is not stocked, but should be.
- Participates in root cause analysis.
- Remains accessible to staff to discuss problems and ideas.
- Maintains good relationships with Vendors, Supervisors, Supply Room, and Facilities Maintenance.
- Reviews new technologies and maintenance practices that may enhance maintenance operations.

Salary Range
$19.29 - $29.91 / HourlyThe salary range reflects base salaries paid for positions in a given job grade across the University. Individual rates within the range will be determined by factors including one's qualifications and performance, equity with others in the department, market rates for positions within the same grade and department budget.
